Egress windows are emergency exits for habitable rooms below ground level (if they don’t have a direct door to the outside). Local building codes mandate that they meet certain size requirements to allow occupants to escape or first responders to enter. Although they’re necessary for compliance purposes, other benefits include:

Types of Egress Windows

Although egress windows must have a minimum net clearance of 5.7 sq. ft., that doesn’t mean there aren’t different types and styles to choose from.

  • Casement Egress Windows

    Casement windows are the most popular type of egress window because they’re hinged on one side and swing outward, allowing them to fully open and meet the clearance code requirements.

  • Horizontal Sliding Egress Windows

    Horizontal sliding egress windows open and close horizontally by moving along a track. They tend to be built a bit wider to ensure that they meet the required 5.7 sq. ft. opening.

  • Double-Hung Egress Windows

    Double-hung egress windows have upper and lower sashes that can be separately moved up or down, allowing you to open your window from the top or bottom. For clearance purposes, they’re built taller.

  • Single-Hung Egress Windows

    Single-hung egress windows are similar to double-hung egress windows in size, with the difference being that only the bottom sash can be moved up or down, allowing for one opening.

Frequently Asked Egress Window Questions

  • Although egress window requirements vary by state and local building codes, in general, they must have:

    • An opening width of at least 20 in.
    • An opening height of at least 24 in.
    • A net clear opening of at least 5.7 sq. ft. (or 5 sq. ft. when at ground level or lower)
    • A sill no more than 44 in. from the floor

    An egress window must also be easy and obvious to open from the inside, without the use of keys, tools, or special knowledge.

  • Egress windows only need a window well if they’re partially or fully below ground level. Because egress windows are frequently found in basements, they tend to require a well. However, egress windows located at ground level or high do not need a window well.

  • Although well covers or grates are not required, they help prevent leaves, snow, and other debris from piling up around the window. They also prevent accidental trips or falls.

  • You don’t need an egress window if you have an exit or bulkhead door that provides direct access to and from the room. However, egress windows have the added benefit of natural light and ventilation, where doors will not.
